These Terms & Conditions govern your use of cashofferking.com and the Cash Offer King text messaging program operated by AIM REI, LLC, doing business as Cash Offer King. By using the website, you agree to these terms. SMS participation is governed by the separate consent you provide when opting in.

Only a fully executed written contract can create binding obligations concerning a property. Real estate investment and assignment
AIM REI, LLC d/b/a Cash Offer King is a real estate investment company and enters proposed transactions as a principal—not as the property owner’s or investor’s real estate broker or agent. Depending on the transaction, Cash Offer King may purchase a property directly, close with a funding or investment partner, or assign its contractual purchase rights to a third-party investor for an assignment fee.
When Cash Offer King intends to sell an option or assign its interest in a purchase contract, that intent will be disclosed to the property owner in writing. A potential assignee will be told in writing that Cash Offer King is offering only an option or contractual/equitable interest and does not hold legal title, unless Cash Offer King has already acquired title. The transaction-specific written agreements—not this website—control the parties’ rights and obligations.
Title and closing review
Every proposed purchase is subject to satisfactory title review and the seller’s ability to convey marketable and insurable title. A title company may review ownership, liens, judgments, probate matters, taxes, and other title issues. If title cannot be cleared or insured according to the written purchase agreement, closing may be delayed, renegotiated, or canceled as provided by that agreement. Some title issues can be resolved before closing, and available options may be discussed with the parties.

Investor email property alerts
If you request investor property-alert emails, we may send available-property alerts and related marketing communications based on your stated acquisition criteria. Availability and property information may change without notice, and joining the list does not guarantee that you will receive any particular opportunity. Marketing emails will identify the sender, include a valid postal address and an unsubscribe method, and opt-out requests will be honored as required by applicable law.
An alert may concern an option or contractual/equitable interest being offered for assignment rather than real property owned by Cash Offer King. Each opportunity will identify the nature of the interest being offered before an investor enters an assignment agreement. Investors remain responsible for independent inspections, title review, financing, valuation, and other due diligence.
Acceptable use
You agree not to misuse the website, submit false or unlawful information, interfere with site operation, attempt unauthorized access, or use the website in a way that violates applicable law or the rights of others.
